LOCATION

Hansons Lane is a relatively busy traffic arterial linking between Riccarton and Blenheim Roads and Suva Street is a local street which forms part of the South Express cycleway. Located nearby is the Church Corner commercial precinct anchored by Countdown supermarket and Bush Inn Centre together with a wide array of hospitality businesses.

Located opposite in Suva Street is the substantial Middleton Grange School campus and surrounding the northern and eastern boundaries of Rannerdale Home are the Middleton Grange sports fields.

 

SURROUNDING DEVELOPMENT

IMPROVEMENTS

Rannerdale Village originally commenced operations in Hansons Lane in 1956. The large two level retirement home building complex consists of a number of stages added at various times and all interlinking. Major refurbishment of two wings was carried out in 2000 and a further two wings were refurbished in 2010. The Masters Wing was built in 1980 and the most recent building addition was the Jacinda Baker wing completed in 2016. The total floor area exceeds 3000 square metres.

When it closed in March 2022 the Rannerdale rest home complex was licenced to have 56 bedrooms, all of which are located on the ground floor of the complex and these rooms are served by 14 ensuites and bathrooms. There are a further 15 bedrooms on the first floor of the main building which were not used as rest home accommodation.An elevator serves the first floor.

A boiler provides heating to the older parts of the complex and conventional electric panel heaters and heat pumps are throughout the remainder. Gas hot water heating serves the newest parts of the complex. The complex has sprinkler fire protection throughout.

Other building improvements on the property include the historic Kauri House building comprising a two level weatherboard villa and a single level standalone residential dwelling constructed in the 1950’s. Kauri House is classified as A Listed Heritage Place in the district plan including the setting surrounding it.

The improvements in the complex are available for lease as a whole or in part. Landlord is prepared to subdivide the premises into more than one tenancy.
